Understanding the Saudi Real Estate Transaction Process

Navigating a real estate transaction in Saudi Arabia can feel complex, particularly for first-time buyers. Step 1: Property Search and Offer

Once you have identified a property with your agent, a formal offer is submitted to the seller. In KSA, offers are typically verbal at first, followed by a written memorandum of understanding (MOU) once the price is agreed.

Step 2: Due Diligence

Your agent and legal advisor will verify the title deed (Sak) via the Absher or Najiz platforms, confirm there are no encumbrances or outstanding debts on the property, and check zoning and building permit compliance.

Step 3: Notary and Title Transfer

All property transfers in Saudi Arabia are completed at a licensed notary office (Katib Al-Adl). Both buyer and seller must be present or represented by a power of attorney. The title deed is then transferred and registered on the Watheeq platform.

Step 4: Mortgage Disbursement (if applicable)

If you are financing the purchase, your bank will disburse the mortgage proceeds directly to the seller after title verification. This step is coordinated between your mortgage officer and the notary.

Step 5: Handover

Once the transaction is complete, keys are handed over and utility accounts are transferred to the buyer. Your agent should accompany you for a final walkthrough to document the property’s condition at handover.
